I've been investing for 15 years, own 75 units with a mix of student rentals, commercial offices and a handful of lower income properties with gross rents in the 120k/month range.It's been my experience that "passive income" in real estate is at best on a spectrum and at worst a complete lie.I have in-house management for most of my portfolio and outsource management to 3rd parties for some of my other properties.

among general people(not typical investors),who can work remotely are minimum affected and able to invest right now, but companies have already started realizing that if remote work is successful then why limit to country, why not outsource to cheaper countries...future doesn't seem good.

@Patrick Philip As we have looked to grow to other parts of just Chicago it takes in house employees and third party vendors to be able to outsource the boots on the ground like @Scott Morris said.

Hoping to average about 2 a month, give it a year and see how this model works.When rehabbing to rent you can get by not putting in quite as much $$, have a house with newer mechanicals/utilities(3 of them I've had to do wiring, plumbing, hvac, some windows, one roof, etc), so in theory that'll reduce ongoing maintenance costs.My current dilemma is whether to hire someone in house to help property manage, or outsource to a property management company.

It is entirely possible to have a specialist create a plan document that would allow certain categories of employees of the business to self-direct all or a portion of their 401k assets.When we have clients who choose that option, typically then a portion of the assets from the 401k plan are transferred to our firm as outsourced plan assets.It is a little too complex to explain everything here.

With economies outside the US slowing, exports getting more expensive in their destination currencies and ever cheaper (in exchange rate) outsourcing costs it’s hard to see how we’re going to generate much wage growth and/or inflation that would spur the Fed to raise rates materially.

We met with the plumber, electrician, and HVAC contractor the last couple of days to go over what we are looking to have each of them do.Next week the electrician will be starting his work on Monday, the HVAC company on Tuesday, and the plumber on Thursday.Our goal is to get all of the work outlined in Draw 1 done next week.The week of the 11th our contractor will start on the remodeling of floor 2, then he will address the outside work, and then the remodeling of floor 1.We are 100% outsourcing this project.
