For the locals in the area that might be able to help pinpoint areas of focus here --- think if you were an established hard working professional (not CEO or independently wealthy)  working at for example -- Redstone Arsenal, NASA, Military, one of the Universities or major Hospitals, the airport, a local lawyer, dentist, fireman, police, teacher, business manager, small business owner, corporate executive, etc, etc..  

I had 3 military pilots as tenants and they kept spraying mildew remover and wiping the mold off the walls and didn’t tell us until it became a huge issue.  

I was in the military and in Afghanistan at the time.  

We are called "military city USA" but we have many other industries that support our economy.  

I would like to Landlord and PM the property so am looking to buy somewhere within a 90 minute drive from the city.I want to spend $300k - $350k for my first investment so was considering Pierce County, Federal Way or Everett areas and even Bremerton (although don't love the issues involved investing in military towns).

There are a ton of potential military tenants and/or buyers since it's so close to base, making it a convenient commute for military personnel. 

I am active duty military and currently stationed in Bayonne for the next few years.

My particular subdivision has a few rentals--most are rented short term due to the military presence on the arsenal. 

I have done some research into investing out of state but it still feels very intimidating and now I have military orders to move to Japan for a few years.
