After that, craft them an offer that you sign a LOI with if they like it.

If not going Turnkey, I suggest crafting what you want to get out of your market and why you can do it better.

And @Natalie Kolodijs right about losing the significant benefit of the step up basis when you pass as long as the property is in your name.But,  I'll bet you could craft a strategy with your estate planner to combine a 1031 exchange, a lease to the kids, and aggressively annual gifting of equity interest as a way to get where you want to while keeping capital gains at bay.
