Hello BP mentors, is there anyone who can guide me on Subject-to sale?

Newbie here and looking for some specific advice on investing in our first STR:*How can I find a mentor? 

I am trying to find a mentor and I feel like working for a corporate wholesaler might give me the experience I need to turn my little $175,000 chunk into a rental property business one day.

One of my very wealthy mentors moved with his wife and kids 27 times in 25 years. 

I can see it if one wants to mentor in One state or like for us Oregon and Washington who had very similar laws. 

I am looking for a partner/partners and mentors to help me get my feet wet in real estate, as well as start building successful relationships/connections.

You are an online real estate investing mentor yourself.

Any tips, pointers, or mentors will always be accepted.

@John Dawson the best thing I can recommend is 1.) find a mentor you get a long with who is willing to show you the ropes and just be willing to grind like your life depends on it.  1-3 years of that will set you straight, so long as you're putting your clients first, and doing a good job.
