.- A flood of new capital driven by flight to safety from underperforming sectors (office, hospitality), as well as new capital from other areas (e.g. stock market is at the all-time high, but the future is uncertain).- Big boys are coming to the sector - case in point, Blackstone acquisition of Simply Self Storage.- Downward pressure on the cap rates from the competing new capital, while, at the same time, new supply applying downward pressure on rents.

But to be transparent, my properties have never been more then a 2-3 hour drive from me either...but I know several out of state STR owners who are happy to just fly in if there are any issues so long as it's only a 2-3 hour flight.

"In NW Indiana, our courts are starting to shift away from the conservativeness most of the state has due to the liberals moving in from Chicagoland"Probably having direct flights from Portland to NW Indiana doesn't help either :)I don't get it either, people leave Cali to get away from screw-ups running the state and then they vote for the same screw-ups in the new place - Slow learners or product of the public school system is my guess.

Flights from GSP to ATL are inexpensive and as the flight duration is only about 40 mins, there is no reason you cant be in greenville within 6 hours parking at ATL   That being said,  Fix-and-flip properties are a good choice here, but if you are looking for buy and hold and 100k,12 month lease rental properties is your thing, Greenville is for you.

The other thing that I think is a consideration is are there direct flights from where you live to the market that you are choosing to invest?
