Right now i have leaned into the STR/MTR strategy for immediate cashflow, buying homes in awesome locations  and allowing the year of year rent increases to allow for those to be moved to a long term rental later. 

Identify and work with a STR-knowledgeable realtor, and lean into understanding what it takes to succeed in STR.

I don’t see anything wrong with you buying the new construction property in the “rural” area if that’s what you’re leaning towards.

Thank you for the advice, I was leaning towards pine because it is cheaper. 

I usually tell investors...if that is the way you are leaning, if you're like many of the very best and active investors who want to buy and hold and get 1 property a year, don't get your license. 

I am leaning towards remodeling since it would be my primary residence initially and perhaps I won’t get much return on my investment but maybe just sell it to family/friends instead… well, time to find a contractor!

I was thinking that things will probably continue to appreciate and the area will continue to grow and was looking at the investment leaning towards more value increase overtime and not something that's a hardcore cash flowing investment.
