I plan to put in around $10k to modernize it and bring to comps renting for $1,300 per month, which includes all bills (water, internet, etc. )With the improvements to the area, I can see it being a long buy and hold play.

@Luis Barberi That is also a good thing, it will probably be a little difficult unless the company has enough size to be talked about on the internet, but either way, be very diligent and aware and you will do great.

Given I plan on doing a lot of traveling at the same time, I'll probably end up need a property manager running most things (incl. finding tenants).I'm of course going to do more internet searching for a lot of this information and continue doing more research around here over the next couple weeks, but if there's any immediate 'gotchas' I should be watching for or things I should get rolling now because they take time (e.g. setting up appointments to see places, getting mortgages pre-approved).

Of course, you can do that all at home through the internet, but in our view, its far better to drive around, we love it, get a feel, something you don't get just thru the internet.We decided not to initially invest in Philly, 2-1/2 hours way, and get less cash flow in NY.

we did all the heavy lifting no work at all for the investor.. and the returns were very consistent.. and if there was a problem us as the broker jumped in and fixed it for our client.. you can find people like this in your market NO doubt..so my point is why would you risk partner with someone on the internet to buy a note and give them half of your returns.. that I simply don't get.. as an alternative you can go with some funds that are out there  PPR  Mike Hartzog  Ed Malaki they all have funds. that you can join in ready for prime time companies..

There is a term for this that I am avoiding using, lest some unscrupulous tenant do an internet search and find a thread like this.I had this happen on two different buildings we bought because the previous owner did what you are suggesting .
