Verbal agreements can be accepted or made a part of a written contract under the Statute of Frauds, depends where you are, so better understand what constitutes and offer vs an inquiry or just yaking, there are no "informal offers" it either is or it isn't.

Well, just the FOR RENT sign from Menards.I did have a lower price than what I believed to be the market rate, which is set in the summer, about $50 less.I actually had 501 incoming phone calls, texts, and email inquiries. 173 showings scheduled, 99 confirmed. !!!!!!

The agent would specify what zip codes they want to receive inquiries from and can specify their requirements for leads, such as price range, so they would only get leads that match their set requirements/qualifications.

I thought the automation offered by VRBO and Airbnb (SEO, Listing and photos management, price management, calendar management, inquiries and in case of dispute, some support) was exactly why we were paying them, but you are right if it brings you additional revenue, then it makes sense.And yes on top of what we said above about the vrbo vs airbnb sweet spots I do see the same thing as you when you say: " My perception is that people using VRBO are middle aged people that don't mind spending money on a nice place.
