To date, I have many rentals in my own name (with a liability umbrella policy) as many financial institutions are leery of lending to an LLC but now that I am doing more DSCR, I have created a couple of LLCs as the lender only wants to lend to an entity, not individual. 

Im a cohost of a property that has 7 individual listings.

Also, if you're looking to use a DSCR loan to finance the property, most mortgage brokers don't need to be individually licensed in each state.At the end of the day, you need to feel comfortable with anyone on your team, as well as the area you want to invest.  

Rather than try to fix the disconnect I have pivoted to changing my heating systems over to new systems that are individually paid for by the tenants.

What would be the pros and cons of having the title under LLC vs trust vs individual.

Some of the things I'd like it to do/keep track of:-Track purchase price, details of any loans, and current equity in the property as well as total portfolio equity-Track current and past rents for properties-Track total ROI for individual properties, as well as entire portfolio-Track expenses, be able to upload receipts, bills, etc-Track Debt service pay down, appreciation estimates, etcNOT looking for management software like Buildium, Doorloop, Appfolio, etc   Any suggestions are greatly appreciated.

hi this is the honest review of pin5 and propstream so i was using connected investors but as someone else explained there was some inconsistencies with their system as well as there is now individuals on there running scams so i had to leave them then i started with propstream and been with them as well for some time the issues i have with them is a lot of their data is not correct as well and you always have to fact check the square footage of the property or the price sold with now as of today my issue with propstream is i paid to have a list over 2000 skip traced  what they was able to find supposedly was 1980 the good thing they only charge for what they find so they charged me correctly the list was uploaded to calltools for my va to start calling ( now this is the kicker out of 1980 that i paid for 1660 was invalid  so when i reached out to propstream and spoke with steve the mgr he said directly to me they use a 3rd party company and there was nothing they could do about that high number of invalid.not only did his response disappoint me for the simple fact i have been a paid member for sometime but now its the fact i feel its a scam as well we are talking over 60% of the list i paid for is invalid come on that will not work
