You need to have a serious talk with them about the incident and how it makes everyone feel at risk.Tell him he is responsible for the conduct of his "friends" and will be ask to leave if anything else happens again.If he balks at that,evict him now and get better sleep at night for everyone else involved.

A transfer of ownership regardless of whether it is arms-length or not would cause the note to be called due.As for transferring any property to some other entity and then not recording officially, my understanding would be that would not be a proper transfer and any liability would be on the party who was the owner of record at the time of an incident or claim.

We talked with the tenant and the husband after this incident and basically told him that nothing like this could ever happen again in the future and he apologized and promised that it wouldn't.Fast forward to today and our tenants husband, the adult son and one of our neighbors got into a verbal altercation/shoving because the tenants husband was apparently driving fast through the neighborhood.
