Please Help! Evicting Based on Tenants Friends Crime
Hello BP community, I've got a serious issue. I'll try to give details while maintaining privacy. Right now, I live in one side of a duplex, my tenants live in the other. I also have a small shop on the property that I rent out. The guy I rent the shop out to had a friend over and one of my tenants in the duplex was also with them in the back yard. The friend ended up committing a serious crime inside of the duplex. I'm wondering if I should stop renting out the shop, for the safety and privacy of the tenants that actually live in the house right next to it, or should I just come to an agreement with him about who is allowed over at his shop? The tenant that rents the shop is generally a good guy, has his kids there with him sometimes as well, and he didn't know said friend very well. I trust him, just not the people he allows over to his shop. Some may even be friends of his friends. I just feel I need to make sure my tenants that live there feel 100% safe in their own home. Also the money from the shop is a bonus, I didn't consider renting it out until after we were already in escrow. The tenant renting the shop is willing to come to an agreement if it means he gets to keep using it for his business. However, I don't want to micromanage his activities either. Besides I can't really keep track of who comes and goes all hours of the day (and night). Anyways any advice would be greatly appreciated. I'm a young, dumb, and inexperienced landlord so thank you for the feedback while I'm still learning.
