Thanks for the advice but this management company is definitely licensed...don't want to call out names (yet) but they operate thousands of units in at least 4 states...they seem to value expansion over client and managers retention and constantly makes mistake or fail to follow up on issues...some of the staff like the contractor kickback feels very questionable and unethical.

The perk of starting a team is hiring staff or admin to make it easier to scale then bringing on agents.

Large apartment communities will have on-site staff, so I presume your target is 5 to 50 units.I would reach out to your local apartment association and local Real Estate Investing groups to find those people.

@Matthew Orton great point about college students not being self aware, I would email them directly regarding the manner or have your staff reach out to the person that filed the complaint and they could point you to the right direction and leaving their name out of it.

You'll need to find good housekeeping,  maintenence staff, etc...
