For example, I live in Gilbert, AZ, which isn't exactly the cheapest place to live, so if I begin to look for a house here in AZ are the lenders going to want to see 300k-400k$ in liquid assets for me to get approval for a mortgage (as the homes in my area are around 800K-1M)? 

I know enough about a lot of things to be dangerous, but lack detailed expertise and certifications.I will say that I was extremely disappointed with my last realtors lack of construction knowledge so you will have a leg up there for sure, and you should play up that as a selling point

If the sell is motivated enough, then the wholesaler has all the value in the world.

If you have to lose a few hundred a month on a long term tenant, it might be better than selling it.

On my lot where I live, I can have as many kitchens as I want (not sure why I would have extras) and can build a tower, but they won’t let me build an ADU for my mom unless it is connected to the main house.
