I monitor the Houston forum, so I have read many of your posts - The primary theme I see in your posts is that you generously offer your time and expertise to new investors and allow a group of new or wannabe investors the opportunity to walk your flips and tag along with you while you are looking for or working on a project - very generous of you - I see that you were able to give an amazing opportunity to a new investor when she may have not had the confidence to move forward on her own without your guidance - I am a fan of collaborating with other investors when you do not have the funds to complete a project on your own ... it can be a win/win opportunity that otherwise would have to be passed up ......However, when I read the details in this post, a few things come to mind - it seems that you used very little of your own money ...$5,000?

I exchanged messages with another (very generous and informative) investor recently about seller financing and he described it like you, with the healthy down payment and slightly higher interest rate, but I couldn't wrap my head around a buyer with $25k in their bank account who can afford a higher interest rate and slightly higher monthly payments that couldn't qualify for a traditional loan.

@Jordan Moorhead more so I would ideally still like to find a MFH to house hack and to start my RE journey... but I just kind of want to get an idea from someone who’s had multiple SFH (bonus if they’ve completed BRRRR method) in the area and just pick their brain.

Plans are submitted to city, will start on "in-place" type reno next week for existing bath.Goal would be to find a buyer early so that we can either sell as soon as it is complete, or even sell it now - bonus for buyer would be they can customize a bit if desired (e.g. here are your two choices we include in this price range. or pay more to get whatever custom version you want).

I am committing my self to this job for at least a year so that I don't have to repay a signing bonus but after that I will be up in the air on what to do.
