Hi @Benjamin Qiu I'm in Kew Gardens and looking to do something similar.

The one downside to this arrangement is the tracking of expenses because so many household & otherwise personal expenses become split expenses: the landscape gardening, the cleaning of house & rental unit if single payment, the utilities, your tax accountant, homeowner's insurance, umbrella insurance, real estate taxes etc.

., no pitbulls, one licensed vehicle on property, no noise, no alterations, no vegetable gardens, BBQ away from house, no pets, etc,.

I cut my granite with a Harbor Freight diamond blade in an old circular saw holding a garden hose on low aimed at the blade/kerf. 

It doesn't have the same great view of the mountains as it's low, but has a nice garden all around the area.

So they are buying 1970s suburban garden apartments at 5 caps and thinking that, in five years, they can exit at a 5.5. 

@Diane G.Although I'm in Brooklyn, NYC, I thought I would share my experience on a re-rental I had done for a Move in Date of May 1st.In late March, just a week before the lockdown, I placed an ad for a 1 Bedroom Garden Apt in Brooklyn's Bed-Stuy neighborhood for $2,450.

I got one property at Garden city , is it a good place to invest.

I have a large garden shed that is 120sqft and no permit required.

May have to remove any improvements and grow a garden or something...LOL
