Overall, things sounds fruitful.

It has been a very fruitful exercise for me.

I found his logic persuasive myself, but it would concern me to have so many eggs in one basket when conventional wisdom tells us to have financial diversification.

Plus Kobe is still more clutch then James, maybe not as good all-around stat's wise, but he will make any basket in crunch time, kinda like MJ.

And . . . . it's not as if the budget is going to be fat and happy on these jobs either - there is always lower hanging fruit than rehabbing houses for investors.

Although I don't have any regrets because of what I have learned through trials, I would like to think that learning through others mistakes can be just as fruitful!

I love to learn from others who have fruit on the tree and would much appreciate advice from people that have experienced success themselves.

@Ken Vesely, I appreciate your points and completely understand that it is impossible to lump an entire state into one basket, but what I am trying to understand better is what is the driving force behind the differences.
