So she actually considered it but was saying the house needed a lot of work possibly up to 10 grand.. the house is worth about 60 thousand but im very young (18) and super eager to get into my first property, am i setting myself up for failure or possibly success?

The contract should also cover response time to an equipment failure.

Dave,I think what we have here is a failure to communicate. if I had been able to just hit reply,  I would not have posted that it is not working.

There will be failures and successes. 

After that failure, I now ask all sellers if they purchased their house with title insurance.
