The eleventh hour deal just fell through after we jumped through hoops getting them every piece of paper they needed to close this deal by tonight.

Just not sure if we are willing to do some out of state deals yet.

Let’s be real: Not every deal is going to close. 

But since I'm in the learning/saving phase I'm thinking ahead on other ways to accelerate funds fast to make deals quicker.

A way to look at it could be to find buyers first and figure out their buy box and after that go out and hunt for deals for them and run it by them when you find something.

First red flag is if they say that they will shop your deal with a few different investors.  

This can be a big roadblock if you need funds sooner to secure deals.2.

I've been doing more reading and research to learn about how these deals work to see if there's a way to save the deal.

Here in the Myrtle Beach area there are plenty of deals that will cash flow with a 25% down payment.

Her mother is willing to (co-sign) and has excellent credit and debt to income ratio that will more than allow but I’m not sure the best way to structure this for the house to still be in our name?
