You could offer to pay off the remainder of their mortgage plus a small sum as a little nest egg. 

If you have a separate nest egg that could cover that amount should the appreciation not happen, that's another story.

Then the day comes when you have to be your own mama bird and push yourself out of your nest.

I agree with the other posters that you might be better off building a bigger nest egg with the intent of purchasing property when you return.

The land trust can be nested into an LLC, Series LLC or DST, but depending on how it is formed can also offer anonymity.

I have been able to recycle about $25k of my money out for the next deal while I allow this nest egg to build over time.

For me, I plan to just keep the places up, don't be that slum landlord and get insurance.Folks that talk about nested LLCs, can not have more than 3 properties, or they are not managing the LLC separately. 

That's a nest sacred nest egg intended for your retirement and you could face penalties if you dip into those funds prematurely.  

Hi @Guylaine Madden In the last year we purchased 3 properties in the Tamarindo area that we have on AirBNB - once we are at empty nest next fall we expect to spend several months a year over there!

It will build you a nice nest egg and fantastic returns over a decade or two for those willing and wanting to work on that sort of time line.
