I agree with @Joel Owens  and @Chris Kennedy said, I can't emphasize enough how important a specialist is. 

I believe college is over-emphasized and over-valued in most cases.

The seller called me up and informed me of this, but still emphasized that they had not given her an EM deposit, so if I brought her a buyer then the first person with the check had the property.

The three main general rules of thumb emphasized here at BiggerPockets are the 2% rule, 50% rule, and 70% rule.
