Someone who wants to upgrade is usually conscious of their surroundings and they'll probably care for the countertops. 

Is it safer to have them split utility costs so that they have a reason to be energy conscious?

Having said all these i love the area, good renting potential, numbers will work great as long as you are conscious about the above items.
