I don't know the ease of knob & tube removal at the triplex you're pending on but not all knob and tube situations cost a ton of money.I'd call a boiler dude to see how much it'd cost for an inspection.

Any chicagoland area wholesalers or buyers who can help ease my worries? 

Part of the college education is how to get along with people who are different from you, have different values and lifestyles, work under pressure and deadlines, be responsible to show up, do the work, turn it in on time, personal responsibility. 

This will ease any feelings of "intrusion" they may have and if not, that's their problem.

About $1800 in random repairs, some missing cracked shingles, hvac drainage line repair, a few electrical items, minor mold in crawl,  drainage line on pressure relief valve of water heater The most annoying part was that the appraiser said the railings on the porch had to have gap less than 4 inches.

I got him to a chair, called 9-1-1, and put heavy pressure on his arm with a wrapped towel until the EMTs showed up.

@Jeremy VanDelinder , FYI, we moved the meeting to a new location where we don't have the pressure of time like at RR library and the setup is much better (and the cost is much better than at the library), so networking should be "smoother" - sorry if we failed you in this. 

At this time I would pressure them to replace the unit (warranty should be transferable) and they will fix the noise prroblem.

We'd never want someone to feel pressured into enrolling in one of our OPTIONAL programs.
