See which neighborhoods they buy in, get their criteria, and offer your services as a bird dog and/or wholesaler.

Either way, you are attempting to motivate workers based on behavioral manipulation, which will never drive you to receive the results you desire.

In other words show interest in her and her life, find out more about her through conversations, when you call her ask how her kids, dogs, cats, whatever are doing. 

The neighborhood is pleasant, except we have a next door home wherein 2-3 families are living in , the property is unkempt to say the least, usually someone is arguing and or fighting in the home, place reeks of marijuana and they have 3-4 dogs and 1 of the dogs they can't really control.Not sure if I'm being too overly cautious but I feel I can't in good conscience rent my home to another family knowing all I know with the nextdoor neighbor.Should I start from scratch and sell the house and buy a new property or keep and rent the house and buy a new property?

I've listened to tons of BP podcasts in the last few weeks, probably 40+ hours while I walk my dog each day :) And I've pored over the Beginner's Guide as well as several books in @Brandon Turner's recommended list - "Long Distance Real Estate Investing" by @David Greene is probably my favorite.

As a result of becoming a landlord I am less supportive of certain social programs now then I used to be,  I like dogs less, and I am now skeptical of anyone who says they are "disabled.

You can have your dog fights, I'll stick to fast-roping Marines and door gunners.
