Distressed seller How did you finance this deal?

I plan to buy distressed or outdated single-family homes in DC area and Indianapolis below market value to rehab and sale.

You would need to find an agent that already prospects and doesn't mind working with distressed properties.If you're looking to buy foreclosures on the MLS, any agent can help you with that, but if you plan to submit 100s of offers electronically, then you'll need to be up front about it and find an agent willing to do that.

Also, was your property distressed?

@Jeremy Cole, it will depend on your market but in my market the seller is usually the one that pays all the realtor fees unless it's a distressed property or wholesale situation. 

To things in perspective, this is not a distressed property with tons of chipped paint, it actually has a solid, intact paint job that I think would pass the eye test for any buyer. 

I just bought my first distressed home and now I am looking to find homeowners,in that area, that are looking to sell at a discount.

Ideally, I would like to find a distressed property to BRRR.
