Yes you need a hammer and a sledge hammer to do some demo - but I'm not going to build a deck with a sledge hammer. 

Just not sure if they will stay 30+ days at a time.When I was working I would travel to various sites to train or teach folks, work on demos etc but I rarely stayed more than 2 weeks at a time.

It's not black and white, cut and dried, or ying and yang!  

I've been a bird dog, designed flips, selected finishes, evaluated properties, heck I was even part of a demo team... but those are still toe-in-the-water moves.

It's now 3 weeks into the contracted start date and as far as I know, only demo of the floors has been completed and this was scheduled to be a 4 week job.

Here is his inquiry for you all "I want to see if it is possible to get a loan in order to demo our home and build 2 small townhomes on our land".

More often than not, if I'm using my preferred contractor, once our scope of work is agreed upon with the contractor we will order and have delivered to the job site all building materials (lumber/piping/electrical) once demo is complete.

The plan is to demo the existing garage and build a 800 SF garage with an 1,100 SF 3bed/2 bath second primary unit on top towards the rear of the property. 

However, the houses on the lots seem to be in such awful condition, it would probably be more efficient to demo the houses and re-build on the lots.
