There's a similar trend I noticed in Lehigh acres florida. there was a miami based builder who came in earlier this year / late last year and built 5 modern homes. all 5 sold and set record prices for the area for single family homes. it's not that newark calls for this or any infill lot in columbus it's how can I deliver a premium product that will sell regardless of location. something with features that people want. 

What about depreciation of the older buildings with growing new inventory and lots of new construction to be delivered ibn 2024-2026?

If you are telling people you pay 10% interest and they are used to getting 3-5%, their mindset may instantly think your proposal is high risk.

Certainly they have guests, mail and packages delivered, etc.

For instance, as an Owner/Builder, you must pull the permits, and this instantly makes YOU responsible for the satisfactory completion of said permit, and you also must know applicable codes.If one of your Subs has an employee that is not completely legit, then that falls on you as well, and you might not have even known about it.....!

You do have a final walkthrough of the property which is usually within 5 days of closing once the property is vacant (it is in the buyers best interest to make sure the property is empty for this) - that is assuming it’s being delivered vacant.

I have tried to make the numbers work in our area and i cant get new construction for rent to deliver adequate cash flow. make sure you are calculating your costs properly
