I have dedicated quite some time to educate myself the best I can, for free of course.

It is after all "all negotiable"  A good dedicated agent IMHO is worth the 6%.  

He has gotten me passionate about rental investment and dedicating a lot of my free time researching and searching for those deals. 

Thinking that you are always transmitting across a dedicated land line from one device to another isn't an accurate description of faxing in 2016. 

You're going to be a very busy person, so dedicated 30 minutes/night or a couple hours a week is a very achievable goal.

I have the motivation and dedication but in need of direction.

And I call it a school because I dedicated four hours a day on learning from the BP podcast (even replays)...

Take into consideration how much time you and the potential partner can dedicate to a partnership, how much money each can allocate if any, and experience/knowledge with real estate investing.

I want to know if there is a process to doing it that can make it easier for a person that doesn't have a lot of time or money to dedicate to it but, wants to eventually make real estate investing their prime focus

Dedicate the same drive to your real estate and I'm sure you'll succeed.
