so I'll do my best to condense the situation down.Last September I got soft hearted and agreed to a renter who had been down on his luck (ya I know don't think with the heart) and that the rent was going to be paid by the Idaho Housing Authority.

If you have a maintenance guy, just have him go to each ac and clean the outdoor condenser and change the filter every May.

Keeping the outside condenser unit clean is also something I prefer to do especially when the coils get coated with dust, cotton wood & sooty mold from old trees.

Lasts 3 months but the coil gets wet and cleans itself via condensation over the 3 months so that may be all you need unless heater season.
