You could theoretically buy a small multifamily property with basically nothing down and start cash flowing by renting the spare units.

It implies that the ground underneath dropped because it wasn't compacted when the slab was built, but I doubt that's the case. 

I'll even go to auctions and buy spare appliances and extra furniture and put them in storage.  6 months go by and I find a great deal on a bank foreclosure.

little bit more. on my rentals I buy the same faucets and keep one as spare, I then call the companies and order replacement cartridges for all units and keep them as spare, so if I ever have a problem, I have the parts in stock to repair or replace the unit.
