But my properties are turnkey and also in class A and B areas which is partly the reason why. 

Rent-by-the-room tenants are more so catered toward working-class/blue-collar or young professionals looking for cheap rent.

If someone crosses the border the odds of them working a low wage job and living in D and C class housing is very high. 

Because of this I get a lot more interest and I’m able to get the better class of section 8 tenants.

They are friends with the money, and that is all.All these new regulations are going to hurt the working / middle class, and turn us closer into a state run country. 

I recommend investing in class A or B areas only for your first investment and something that is near turn key.

Hi @Guy Idan, like others in this tread said, is important that you "vet" the Syndicator (aka sponsor) - every component of the syndication is important (the property location and the local economic drivers, property class, the loan type, property management company, the sponsor, etc.) but I would say this is more as a bet on the jockey than on the horse.
