Frequent reader, new poster here on BP, sorry to hear about your situation @Mitch SmithI'm a real estate attorney and contractor/investor in the Indy area (based out of Shelbyville, 25 minutes SE of Indy) and I'm seeing this happen far too often right now.

My family and friends tag me in social media post quite frequently when they noticed people ask for realtors and I always reach out.  

You will notice that there are frequent posters who respond to posts that have these keywords.

In MA it is very technical and frequently my buyers have the security deposits returned to the tenants in case they have not been held the correct way or they could become liable.A couple of times I have had to go back after the seller because the tenant was able to prove they gave a deposit and the seller said there was none so my buyer client was on the hook.

The resale certificate I got prior to the purchase (3 yrs ago) clearly mentions that the garage is deeded.In the past 2 months, while the unit is rented, the tenant may not have used the garage frequently and the HOA claims they can reassign the garage to other unit owners.

If the table saw is something you plan on using frequently, do not cheap out.

All it took was asking and I still talk with the seller frequently, he’s a great guy and wants to help younger guys like me.

If you are still adamant on reaching out to a CPA; you can do the following1) take the suggestions posted in this thread2) Attend a local REIA event and network with the professionals in the event and ask who they use for a CPA.3) create a keyword alert for "Los angeles" and "California" and see who frequently post on threads with these keywords. you will notice some of the same posters. network with these individuals and ask who they use for a CPA.4) if you are still unable to connect with a CPA locally - feel free to find a CPA who works with clients remotely.
