here's a contrarian view - run the numbers, sometimes it might make sense to not carry insurance.If you're diversified enough that one property burning down won't really bother you that much and no plan or need to rebuild, then why bother with insurance?

We had a neighbor that was very outspoken against it bringing other neighbors and her friends with her to say how terrible tenants were and that the lady in our rental house was already a disturbance to her (turns out she was bothered by the RC car that the boyfriend ran up and down the road during the afternoon sometimes on his days off because it bothered her dogs).

It's because they do not want to bother the tenants and it's a nightmare to schedule appointments with every tenant.At least in CA anyway there is a default inspection contingency period anyway after the offer is accepted.
