The answer is yes, but it is generally found when the owner is also living in at least one unit (aka "House Hacking").

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner and/or spouse live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.

I agree with Nathan-you may have gotten rid of most of the mold (which will grow back quickly if any is left), but there is somehow moisture coming in that is allowing it to live.
