Should I discuss some bullet points and do a small contract between me and the buyer or is there a standard contract for such that we can agree up on terms prior to handing the deposit to the title company?

I contacted an attorney prior to making the deal and he said it would be ok to get a shared well agreement after closing.

This is my prior home so I know what happens when you lose the mail key.

Other reasons for denial involve other risk factors, such as, 1. rental history and prior landlord verification 2. credit score3. employment history and verification4. income v. rent ratioetc. 

Ask for references and call any prior owners they may have been associated with.

They closed on the deal about 6 months prior to the interview, so its too early to tell whether or not the deal was good or bad, and it was clear they knew very little about the property itself. 

Both parties are bound to the lease and would be in default if they terminate prior.
