So based on all the money I have spent over the years, the local bootcamp on landlording was the best but only because the guy who taught the class was the real deal, his bootcamp showed hud-1's had a bus tour showing houses and lots of real world examples.

There is a bus from Ventura to Santa Barbara which is why I am looking at Ventura in the first place.My guess is that Santa Barbara will have a higher appreciation in the long term than Ventura but I could be wrong. @ Zachary Dosch: I prefer going South of Santa Barbara vs North since I would be closer to the city life, can go to LA in half an hour and closer to the shopping malls.

It is a crisis... the poor will get poorer and as food gets more expensive, the American taxpayer (Only the working, earning Americans by the way, the majority that abused the "everyone should own a home policy" by using their home as a ATM card will get welfare and foodstamps and guess how the gov't will pay for that?

So basically the IRS mandates you have a custodian to control the funds and report when they are used on forms like 1099R and 5498 so they can make sure you aren't abusing the tax free nature of the account.

$5.49 is the fuel tax per gallon in Germany, so my car drives 36 miles per gallon in city and over 45 miles on highway, better way then a bus :).

I don't think your house would necessarily depreciate in North Philly, but could very well be abused to the point where it depreciates.
