Ivan Jenkins Applying Fair Housing Standards to Criminal Records?!?
12 April 2016 | 12 replies
In the third step, the burden shifts back to the plaintiff or HUD to prove that such interest could be served by another practice that has a less discriminatory effect.36 Although the identification of a less discriminatory alternative will depend on the particulars of the criminal history policy or practice under challenge, individualized assessment of relevant mitigating information beyond that contained in an individual’s criminal record is likely to have a less discriminatory effect than categorical exclusions that do not take such additional information into account.

(All have same addresses on drivers licenses/Identification)They have decided that the lease will be in 2 of the 3 of their names because the 3rd woman has past eviction in 2010 (7 years ago) so she will be an occupant but not on the lease and she has past traffic/criminal record (not sure if it is DWI or something else report doesn't specify) but she will not be on lease but probably indirectly paying rent to other women as she will be an occupant).Woman #1- qualifies income wise by herself 3x's the rent but has a ton of outstanding student loans and bad credit rated 515.

Keric Allen Property Managers & Lock Boxes
5 October 2019 | 7 replies
I’ve read many replies about not using lock boxes because of the risk someone trashing the property, stealing items, putting the home up for rent after knowing the code, losing the keys, not putting keys back in the box, you want to see/get a “feel” for the type of person they are, etc.People also recommended ways to prevent this by requiring photo identification of anyone viewing the property and only giving them the code once they have arrived at the property. It seems that if you had more than 3-5 properties that you are managing or listing it would be an enormous waste of time and maybe impossible depending on the location of the properties to meet every screened/prospective tenant at each house.
