We have access to capital and resources that we can bring to the table. 

This equity is going to be the base of further investing for financing.2 - As part of the new house build, we had to buy an adjacent lot (great price, mountain views, owned outright).

My financial knowledge is one of the skills I bring to the table in the partnership I mentioned above.

It's particularly ironic that we are saying this about them when you source all your clientele from them and I have written books singing their praises- and, yet, now both of us are on a popular, public midterm rental forum saying they do not do a good job, they are not helping their hosts, they are leaving money on the table.

In my opinion, in NC, in next five or so years the only places that will legally permit short term rentals will be our beach towns and mountain areas and of course unincorporated rural locals with no regulations in place.

I have an old house on an exceptional lot (great street and mountain views, larger lot for area) in an area of SE Denver in which new houses can sell for more than 3M.

These specific loans allow me to assume/get her off the deed and the loan without a refinance (it's an amazing loan through Mountain America Credit Union) The CG is calculated into the appraised value.
