It is one thing to do a 1031 on a 100 unit complex you have held for 20 years (significant amount of tax liability, totally worth it) or a 100k duplex that you had for 2 years: the administrative effort and the rules and restrictions around buying the new asset will cost you more than you have saved on taxes!

@Craig ComstockLLC's can potentially provide tax relief by self-employment tax savings if selected to be taxed as an S-corp.However, be mindful that the tax savings comes with additional administrative tax burdens - S-corp tax return / payroll tax return.
