Small Claims Court after the eviction moratorium expires

Checking in to see what strategies landlords are putting together to recover rents owed to them through the pandemic.  All states operate a bit different and I'm in California.  I obviously don't expect to get much money back would be happy just to get my apartment units back but thinking of taking tenants to small claim court in parallel to UD to put extra pressure on them.

1) Get the judgment agreed to for an extended move out date  

2) if they have money, garnish as long as attorneys fees won’t consume 

3) if you own multiple properties might be worth hooking up with a collections agency (I’ve got a client with 100 doors — will be advising in this case)
