Looking for input in this 4 unit building that I’m looking to buy in east Garfield Park, are there here anyone with properties in this location.

I understand most East coast and mid west sellers and buyers insist on going to the closing office and sitting around a table..

Most of the time my agent screenshots their texts back and forth and just feels like a middle man.Any advice?

property radar does this on the west coast .. not sure if they have gotten to the east coast yet.its a paid for subscription but its uber powerful with many many features and notice of defaults are one of them. 

There are lots opportunities in easy bay township or downtown Condos (where str is allowed.) direct west of TC has lots str experience opportunities (water front/ farm house , wineries), direct east close to Williamsburg has great opportunities even for long term summer rental to the horse show participant (June to Sep).

I'm honestly tired of being stuck in the middle.

Like Detroit, Saint Louis is incredibly "block by block" where one area is experiencing gentrification or at least just a stable middle class feel and that might only be 100 yards away from a street that will be un rentable, un managemeable, and honestly a bad place to get out of your car.

In fact the family and I are heading down towards Munster to start our feelers today as part of a road trip, heading further east until Valparaiso to look at all the local neighborhoods. 

I am looking to invest ideally south of North Miami (which includes Miami Shores / Biscayne Park), North of Coral Way (which includes Brickell / Downtown Miami) and East of Allapattah (which includes Wynwood and Midtown).
