To start, the numbers:3 bedroom, 1.5 bath 1700 sq foot brick SFH with bonus room.Purchase Price: $59kAppraisal: $105k as is with estimated $124k after rehab.Renovation budget: $20k.Renovations include: new flooring in bonus room, kitchen and baths. total renovation of bathrooms, new cabinets, crown molding (to cover bad drywall job by previous owner), buff hard woods, paint exterior, paint interior, remove awning, remove side door and seal up, fix low spot in kitchen floor, and remove the non-permitted fire place.Estimated Rent: Initially I budgeted $950 per month based on another rental I own in a similar location, but  two houses on the same block were recently rented for $1200+.

But on the other hand and it has been a few years since we had to delead an apartment inside and out we just went with the new windows as well as vinyl sided the exterior and practically gutted the interiors and replaced all the trim and doors.   

What are you seeing, total cost per sqft, to remodel SFH interiors in the Bay Area?

Some deferred maintenance (paint, roof, interior work when tenants move out). 

Owners and/or property managers can neglect a property by deferring maintenance, not spending enough money on advertising, poor customer service, and not spending the capital necessary to keep interiors up to date with the market.

Building looks great and is in good condition...interior of course, is your typical rural post office with a suite of boxes, manned desk and your typical ramshackle disorganized US Mail back room. 

It's common for commercial properties to make the tenant responsible for taxes, insurance on the building, maintenance on the interior, etc.Just keep in mind additional requirements may be enough to scare them off.
