As JCC said, that does not mean it should be bought, as it might actually be that better numbers could be found in that market.

Granted, we didn't lose money, but out last flip was bought slightly out of "we have money sitting in a money market, it has been a year since we sold our last flip, and we need to be making some money".

Yesterday I bought a house, to be a rental. 

If you want cash flow to live off of, pay cash for properties; however, the S+P 500 provides a better historical return than rental properties bought with cash.
