We’ve had 6 showings in the past week alone, which is already a lot, but the most concerning part is what’s been happening during these showings.Here’s the real kicker: there have been showings (with prior notice given) when we weren’t home, and my cameras caught prospective buyers entering unaccompanied—no realtor, no landlord, just strangers walking into my occupied home.In one instance, my husband happened to be home and answered the door.

You can door-knock, build a referral base (but you probably need the business first), send out mailers, do Google/Facebook ads, or use people like Nick and Lead Minning Pros.

Of course, tough to build 50,000 units in one person's back yard, but there will be some people build granny flats, or garage apartments and you may see some office converted to residential.

Be careful out there....some of the new builds are not comparable to the old builds....many of the newer ones are all siding, no brick, no light fixtures or ceiling fans...just LED recessed lighting...no doorbell, no garage door opener, no attic stairs, one piece tubs, vs tiled baths, no landscaping, no trees, and on and on....they've taken out virtually every single cost.

Start small - get yourself a househack, learn from your own experience of owning the rental property you live in, continue to educate yourself with reliable resources, and then worry about the next home.Having just one solid investment will put you ahead of most Americans than trying to find a way to buy 10 doors out of state in an area you don't even understand.
