Females are understandably more cautious about a shared space so all of my renters have been male.  

My first STR was a disaster- I had people throwing 20+ people parties in the small 1B1B  apartment, someone had  female issues on my light blue kitchen chair and the cops were called multiple times. but I LOVED it, made money and would do it all over.

I don't have a theme but like to keep all male or female add a couple of things in the lease to try to limit drama and label all shared spaces like fridge/pantry.

As @Joseph Firmin said, those don't sound like maintenance issues - stoves get dirty after being used, tubs not draining after a female using them, and preference for length of blinds are all not "maintenance" issues.

During the keynote he thought it was a good time to drop the N word twice and call for harm against a female US politian.

The reason is that there is one female Judge downtown who says that she does not believe that you posted a Three Day Notice without proof!.

The two sons, sons' girlfriends, one year old child and an elderly woman, mother of the female tenant.

I think it might have been a female guest and she spoke about contesting multiple appraisals and how she did it... and another one with a male or two that discussed it as well.
