I plan to shift gears during the down turn and focus on what I would expect to be solid growth area's while the prices are lower than where they are now and ride the next appreciation wave up.

It'a pretty bad and it looks like waves.

This "wave" of home buying is an annual occurrence and starts about early March and tapers off about now.

I feel like I'm on the fringe of the appreciation wave that will hit the East Lake Neighborhood.

Same old "sky is falling" scenario...things go up...things go down...people get in...people get out...people with timelines and resources long enough and large enough to ride the waves and stay put ordinarily very wealthy by doing so. 

By the time I came out, they were at a clerk window, waving paper around and crying.

They all cash flowed and of course he rode the appreciation wave from 2011 until 2016, but has since liquidated ALL properties and did 10-31 exchanges into larger apartment units OUT OF STATE.

Wilmington NC on the other hand has a continuing wave of Baby Boomers and their acquired IRA and equity wealth moving to town. 

My career gives me a good foothold for living comfortably and gives me a steady income statement that I can wave at lenders.
