@Alan Diamond Contact a lawyer on the best course of action but in this situation I would serve a notice to quit and let it play out from there.In my experience once a tenant falls behind they will never catch up.  

Its ironic the you are probably sitting on "Acres of Diamonds" and dont realize it.Btw, we just were awarded another deal in Dallas that we will start raising capital on soon, can talk to you about it if interested to learn.

Could you be walking into a diamond of a property with this guy, maybe.

I live in NH, and he has spoken at my Black Diamond event and has some of our attendees as clients, including two of my partners.  

@Drew Oberholtzer Germantown has been getting a lot of buzz lately but it really is block by block, there is immense opportunity here and the houses are beautiful but it is still a diamond in the rough, I know by the Wissahickon it can be pretty nice. 

@Bob Malecki I'm impressed you found 4 diamonds in the rough on there.  

These people generally have their ears and eyes on the street, so to say, and can find you a diamond in the rough or something that just needs some fresh paint and a new tenant. 

Boston Wealth Builders and Black Diamond are two great ones so I would absolutely look into those.
