Im not proud of it but unfortunately i have a criminal history from my past.Drug charges only,no sex offenses,no theft,no violent crimes.I reside in newjersey and my question is will my criminal history affect me from trying to get my real estate liscence?

States are telling Landlords they can't screen people out based on criminal history.My question is, what limits have been imposed on you and how are you LEGALLY working around it?

DPOR only has the power to sanction licensees, so what can they really do to you other than ask the state to peruse criminal charges.

Collecting rents and letting it go into default might be a criminal act.

Cut to more recently- the State Police raided the property and reviewed with me the extensive criminal history of the wanted fugitive son living next door.  

Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

She qualifies on her own, but I’m worried that this separation may be a ruse because her husband may not meet the rental requirements (prior evictions/criminal background, etc) Perhaps it was just a slip of the tongue, but she referred to him as her husband several times during our conversation and it’s odd to me that they’d show up together if they are separating. 

In my area, the courts allow quick removal of tenants involved in drug-related criminal activity or violence, even when there is no arrest, and for persons occupying the property without the landlord’s permission.

You are describing criminal behavior ... why would you want advice from this forum?

I've been amazed at times at the sometimes outright criminal behavior of people who I would have never expected it from.
