If you have a maintenance guy, just have him go to each ac and clean the outdoor condenser and change the filter every May.

Keeping the outside condenser unit clean is also something I prefer to do especially when the coils get coated with dust, cotton wood & sooty mold from old trees.

Lasts 3 months but the coil gets wet and cleans itself via condensation over the 3 months so that may be all you need unless heater season.
