I own three studio or 1-bed cabins in Pigeon Forge/Gatlinburg, TN and one 3/2 house outside Sequoia National Park in California.  

That property is all studios and 1 bedrooms, so we think there's demand for furnished two bedrooms that isn't being met. 

I fear that while Toluca Lake/NoHo are decent areas with studios nearby (for hedging of market correction risk), 2 br condos are already at $500K and therefore further upside might be limited.

I was rarely in the apartment as I spent most of my time in design studio, as other architects can attest to. 

I do know there is a book on amazon called the "Construction Cost Estimator" so that might help but I haven't read it. 

If you have a studio that you can rent for $600 you’re probably better off than an 8 bedroom 4 bath.
