NO excuses, I didn't do nearly enough due diligence  during the crazy shuffle to identify properties, but I'm learning all kinds of things now, that would have been nice to know before:  On eviction, the landlord is responsible to hire movers to store her stuff for 3 months???

However, based on what you mentioned above, I may consider refinancing it when I decide to move, rent it out for 5 years, then 1031'ing it into multiple properties with better cash flow. 

The movers that I got estimates from suggested that I start even lower?!?!

Definitely find a pro house mover—I could swear there’s one around— maybe big timber?

Fortunately I was able to move (rent free) & keep my SFR in LA which is currently being rented.

You need to surround yourself around the right group of people (the movers not the shakers). 

Here's a quick list I either have or am looking for:  decking contractor, painters, mobile home movers, handymen, attorney, junk haulers, auctioneers, landscapers, window contractors.  

We came up with most of those and a couple of others at our Movers and Shakers last Firday 1/9:"I agree with Ned that direct mail requires substantial (1000 + letters/mo), consistent (min 3-4 touches) investment, and therefore, it is a tough strategy for a new investor to execute on a limited budget.

Movers left two days ago...so on BP I lurk!
